Case Studies

Development

Though we have never developed a mobile home community from the ground up, we have developed unused or repurposed land on our newly acquired properties to create more mobile home and RV lots. These development projects have been extremely cost-effective due, in large part, to our in-house construction team. The additional spaces contribute to the much needed affordable housing stock.

Hillcrest Plaza

There were multiple abandoned, dilapidated buildings on the Hillcrest Plaza property when we first acquired it. These included what used to be a bubblegum factory from the 1930s and 1940s, a 2-story white house, 4 duplexes and 20 mobile homes. There were also major crime issues and the community was generally unsafe. We demoed all of these buildings to create 35 lots for new homes and worked with law enforcement to create a safe environment. This is now one of our nicest and most sought after communities. We have since installed new roads and built a large community playground in the center. We've watched how residents now renovate their homes to match the aesthetic of the community.

La Bonita

La Bonita is a manufactured housing and RV community. Early in our ownership of this property we became aware that a large pipeline project was coming to this area and there was a drastic need for housing. La Bonita had an empty lot attached to the community so we were able to add an additional 40 lots. This project was completed with our in-house construction team and it came out to cost half of outsourced bids. The new development was completed at the end of 2023.
